How much do I need for a down payment?

It depends on the loan. Conventional starts at 3% down, FHA at 3.5%, USDA and VA at 0%. We will run scenarios for you so you see the actual monthly difference between putting 5%, 10%, and 20% down.

Can I get pre-approved before I find a house?

Yes — and you should. Pre-approval shows sellers you can actually close. We do same-day pre-approval letters for most buyers. It is free and does not commit you to working with us.

How are you different from Zillow / Redfin / Rocket Mortgage?

They are a website. We answer the phone. We know your school district, your contractor, your title attorney. When the inspection finds black mold at 9pm Friday, we already have a plumber lined up for Monday — they have a chat bot.
