Before listing, we run a real CMA on your home using recent comparable sales in your neighborhood — not Zillow's algorithm. You'll see what 3 similar homes sold for, what's listed right now, and what we think you can realistically get.

Price strategy

Price too high and the home sits — by week 4 buyers wonder what's wrong. Price right and you get multiple offers in week one. We'll show you the data and pick a number with you.

Prep + professional photography

Showings + offers

Showings start day one. Most active listings see 5–15 showings in the first week. Offers usually come in by day 7–14. We screen every offer, present the best ones, and negotiate hard.

Under contract + close
